Moving home is an opportunity to start again. New places to discover. New memories to make. But there's also plenty to sort out before you move: packing boxes, telling everyone your new address, and of course, taking care of the mortgage.

Generally, you have two options when you move home. Sometimes, your provider will let you 'port' your mortgage - that's taking your current mortgage with you. If you don't want to port your mortgage, or if you're unable to, you can apply for a new one with an alternative provider.

What should I keep in mind?

If you’d like to port your mortgage, you’ll need to get in touch with your current mortgage provider.

If the value of your new home is higher than your current one, you may need to reapply for a new mortgage, even if you plan to stick with your provider. That means you might not able to keep the same repayment terms.

Alternatively, some providers allow you to port your existing mortgage and take out another with them to cover the rise in house value. In some cases, that might work best for you, but you can also consider sourcing a new mortgage provider.

If you’re going with a new mortgage provider, it's a good idea to shop around. You can consider whether you'd like a variable or fixed-rate mortgage and find providers offering lower exit or early repayment fees.
