What is a self-build mortgage?

A self-build mortgage gives you the freedom to build a home to your exact specifications. You’ll source a plot of land, find architects to design your home and employ contractors to carry out building work on your behalf. 

Self-build mortgages are different to most because funds are released in instalments as your project progresses. You’ll receive the first instalment when you purchase your plot of land and the rest as your build reaches certain milestones. 

Although the upfront costs of design, build and materials can be quite expensive, self build properties are exempt from stamp duty and once finished, are often valued higher than the amount it cost to build them.

What should I keep in mind?

Since mortgage providers tend to see self build projects as more risky than standard house purchases, they usually ask for a higher deposit upfront (usually 25% of the total project cost). Projects of this kind can also involve a lot of paperwork.

You'll need to consider:

  • Where to buy your plot of land
  • Whether your land has suitable planning permission
  • The cost to employ architects and contractors, including materials 
  • Where you’ll live while work is carried out.


You'll also need to demonstrate that you have:

  • A pot of money saved to cover the deposit
  • A high enough income to afford the mortgage repayments 
  • A 10% emergency fund, in case things go wrong.
